Property managers should compare AI answering on property-specific context, request ownership and the handling of repeat callers. A useful system knows whether the call is about a showing, a maintenance ticket or a question that requires verified access.

Compare the commercial models

Solution Published offer Property-management question
Goodcall $79/month for 100 unique customers; then $0.79 each Does distinct-customer billing fit your repeat calls?
Retell Voice agents: $0.07–$0.31/minute Who builds and maintains your required workflow?
Tuvoz for Small Business Announced: $9.99/month plus usage How does your existing agent obtain the right property context?

Retell lists API and webhook access. That makes it relevant when you have someone responsible for a custom workflow. Quote the complete configuration, including the connections, operating effort and phone costs you require.

For every option, ask how the demonstrated process identifies a property, finds an existing request and assigns the next action. Price a workflow that meets those requirements.

Compare repeat-call economics

A planning example for Tuvoz is 200 calls averaging 4 minutes, or 800 connected minutes. At $0.001666 per second, that is $79.97 in usage and about $89.96 with the announced $9.99 base, before tax.

Usage is 10¢ a minute, billed per second, with a 30-second minimum per answered call leg, including calls to your own phone. The calculation excludes extras and additional answered legs; see pricing. Small Business access is through the waitlist.

Tuvoz has a small fixed base. Goodcall counts a repeat phone number once per month. A portfolio with lengthy repeat calls can therefore produce a different cost comparison from one receiving short, mostly first-time inquiries.

Use both a quiet month and a busy leasing month in the model. Include the calls that ask for updates, rather than counting only new inquiries.

Test quality across properties and permissions

Set up two properties with similar names and different available units. Then ask each provider to demonstrate:

  1. A caller correcting the property halfway through
  2. A showing request for a unit no longer available
  3. A resident following up on an existing maintenance request
  4. A caller asking for information they have not been verified to receive
  5. A request that needs the on-call person under your policy

Inspect where the request ended up, what information was shared and who owns the response. A second transcript does not resolve a maintenance request; the responsible team needs an actionable update.

The strongest result is correct handling under your permissions and rules. Compare it directly before making any quality judgment.

Why Tuvoz’s agentic approach fits the question

Tuvoz connects the phone conversation to the AI agent you already use. The voice agent asks your agent when it needs an answer, then calls you if your agent cannot answer.

That is relevant to property management because the answer can depend on the property, existing request and current instructions. Your agent can use the context and tools you authorize. A decision that requires you has a route to you.

This does not imply a connection to a named property-management platform. Demonstrate the required data access, verification and write permissions before relying on them.

Choose the operating model you can support

Evaluate Goodcall for customer-based billing, Retell for a workflow your technical owner will configure, and Tuvoz for a low monthly base connected to your existing agent.

Choose using the property and handoff tests, not a voice demo alone. This comparison makes no measured claim that Tuvoz has higher accuracy or lower latency than the alternatives.
